Fynis International Mortgages offers a complete service for setting up a mortgage in France:  from the very moment you start thinking about buying a house in France, we can be of service.

Orientation phase

Still undecided which financing option works best for you? Allow us to assist (free of charge, no strings attached) by calculating your optimum purchase price and mortgage solution. Our calculations are based on the standard criteria of French banks with whom Fynis International Mortgages has a standing cooperation agreement.

Quote and bank’s agreement in principle

Whether you have a specific home in mind, are deciding to make an offer, or have already reached an agreement with the seller, you can request a quote which you will receive within one working day. If you decide to work with Fynis International Mortgages, we will proceed to give you advice on drawing up the dissolving condition of the finance plan. This has to be included in the initial sales contract commonly known as Compromis de Vente. During that stage we will also ask for an ‘ Agreement in Principle’ from the French bank(s) that will be handling your mortgage. This is an important document that provides you, the buyer, with additional credibility.

Drawing up your mortgage file

It is paramount that all sections of your file be complete before handing it to the bank.Otherwise, unnecessary time and effort will be lost from additional documents having to be submitted afterwards. More importantly, your file also risks being refused if it is incomplete. Fynis International Mortgages is specialised in dealing with mortgage solutions specific to France. Thanks to our nearly 10 years of experience, we know exactly which documents the banks require. Based on your personal situation, we will draw up an overview of all required documents and help you complete the file before it is forwarded to the bank. We believe in being efficient and leaving nothing to chance!

Translation

Fynis International Mortgages will hand over a translated version of your file to the bank – either in French or English. Your file will eventually need to be translated into French by a certified translator. We can take care of this swiftly and inexpensively, giving you one less thing to worry about.

Communicating with the French Bank

We act as a ‘go between’ for you and the bank and will present your file to the bank and take care of passing information and answering  any questions either of you may have. As soon as your file  has been accepted, you will receive a ’Final Offer’ notification. We will be at hand to clarify any of your concerns at this stage.

Conveyancing solicitor

With relation to the conveyance of property, a solicitor of your choosing will be required. Acting on your behalf, we will inform the bank where your mortgage files should be sent for conveyancing. Even after this legal procedure has been completed, we will be happy to answer any questions you may still have.
